August Real Estate Stats for Lubbock

Wow!  Things have changed a lot for the real estate market here in Lubbock over the last few months.  If you’re wondering how the market is now, check out the link below.

One of the primary indicators of how a market is performing is the month’s supply of inventory.  A few months ago it was averaging between 7-8 months supply which indicates a buyer’s market.  Anything under 6 months supply is a seller’s market.  For August there were 4.5 months supply which means it’s shifted to a seller’s market in most price ranges.

The real estate market is constantly changing and can change quickly.  Also, the real estate market is local so what’s happening in California or somewhere else in the nation may not be what’s going on here.  Don’t let the national headlines fool you!

Steps to Buying a Home or Investment Property

One of the most common questions that gets asked everyday is “what do we need to do to buy a home”.  As a realtor, I love to help people find what they’re looking for and help them achieve their goals.

Whether you’re a first-time buyer looking for your first home or a seasoned investor looking to expand your real estate investment portfolio, the steps to purchasing a property are the same.  If you’re paying cash, you can skip step 1 and simply provide a proof of funds letter.

Here is what it takes to buy a home:

1. Get pre-qualified with a mortgage lender.  Here are two people I recommend calling:

2.  Call me to set an appointment to meet at the office for your buyer consultation

3.  Pick out properties to go see

4.  Go view the homes and pick out which one to make an offer on

5. Get the property under contract

6. Setup inspections, insurance, and finalize loan approval

7. Close at the title company
